What a Gutter Replacement Includes
Replacing guttering is a different job from installing it new, because you inherit whatever the last installer did and whatever the weather has done since. The old run comes off first, then we look at what is behind it. That is usually where the real condition of a house shows up.
- Old guttering and downpipes removed and taken away for recycling
- Fascia, rafter ends and roof edge inspected properly once the run is off
- Anything rotten or rusted photographed and shown to you before we proceed
- New brackets fixed at correct spacing rather than reusing the old holes
- New gutter run to length, levelled to fall, joins and stop ends sealed
- Downpipe count reviewed against roof area instead of matching the old one
- Downpipes replaced and reconnected to stormwater or soakwells
- Site cleared, old fixings collected, and the finished run flood tested
How the Job Runs
The thing that catches people out on a replacement is what has been hiding behind the old gutter. We handle that by looking before we commit, and by telling you what we find.
Inspection & quote
We look at the existing run, the fascia behind it where we can see it, and where the water is currently going wrong. You get a written quote with the scope set out.
Strip out
Old guttering and downpipes come down and go straight in the truck. The roof edge and fascia then get inspected along their full length with the run off.
Repair before install
If the fascia is sound we go straight on. If it is not, we stop and show you. Hanging new guttering on rotten timber wastes your money and we will not do it.
Install & test
New brackets, new run, correct fall, sealed joins, downpipes fitted and connected. Then we run water through it and watch it drain before we leave.
What It Costs
A replacement is priced on the same things as a new install, plus the removal and whatever turns out to be behind the old run. The main drivers:
- Lineal metres being replaced, and whether it is the whole house or one elevation
- Removal and disposal of the old guttering and downpipes
- Condition of the fascia and rafter ends once the old run comes off
- Profile and colour chosen for the new run
- Access. Double storey, sloping ground and tight side setbacks all add time
- Whether the downpipe count and stormwater connections need upgrading
The scope goes in writing before we start. If the fascia turns out to be rotten, and on older Perth homes with timber fascia it sometimes is, we stop and price that with you on the day rather than absorbing it quietly or springing it on you at invoice time.
When Replacement Beats Repair
Not every tired looking gutter needs replacing. Some genuinely do, and the difference is usually clear once you know what to look at.
Rust through the base
Surface rust can be managed. Rust that has gone through the base of the gutter cannot. Once there are holes along the low points, every patch just moves the leak a metre further along.
Sagging between brackets
A gutter that dips between brackets holds water permanently. Standing water corrodes the base from the inside and adds weight, which pulls the sag further. It compounds on itself.
Leaking at every join
One failed joint is a repair. Every joint weeping at once means the sealant has reached the end of its life across the whole run, and resealing buys you a season at best.

Coated steel guttering commonly runs twenty to thirty years inland. Near the coast, and Fremantle, Cottesloe and Scarborough all count, salt shortens that noticeably. Fifteen to twenty years is a fair expectation within a couple of kilometres of the water.
Yes, and sometimes that is the right call, for example one elevation that takes all the weather while the rest is fine. Be aware that a new section beside a twenty year old one will not colour match perfectly.
Only if it is damaged. Timber fascia behind a gutter that has been leaking for years often is, because it has been sitting wet for a long time. We check it once the old run is off and show you before anything is decided.
Less than most people expect. It is outside work, you do not need to be home, and a typical single storey replacement is done in a day. There is ladder work around the perimeter, so we will ask you to keep pets inside.
Usually yes. Downpipes are the same age and the same condition as the gutter they came off, and reusing old ones on a new run is false economy. We also check whether the roof needs more of them than it had.
Storm damage sometimes, general age and rust almost never. Insurers treat gradual deterioration as maintenance. If yours came down in a storm, photograph it before anything is touched and talk to your insurer first.
We plan around it. We do not strip more of a house than we can re-run the same day, so you are never left with an open roof edge overnight in the wet.
Yes, it is included in the price. It goes to a scrap metal recycler rather than to landfill.
